I'm doing a no-cash out jumbo refinance on my primary as rates are 1.5% lower. 70% LTV, 800 FICA and no issues with income. Qualified without issue directly with a bank (3.55% for those that are interested).
I'll do a cema which saves 6K after fees over paying the NY 1% tax. Title company say they will do a reduced rate as the original loan is only 2 years old.
My existing lender said they will do cema to new lender and their attorney says 10-15 days for that.
With all that said do I need my own attorney? I get theres a bunch of admin to do and someone has to organize title, recording. closing etc but can I just get the banks attorney to do that?
